The Market Isn't Falling. It's Splitting.

If you've glanced at the August numbers for Calgary, Alberta, your first reaction was probably alarm. Sales down 16 percent. New listings down 10 percent. On paper, that reads like a market in retreat.

Look closer, and a different story shows up—one that matters a lot more if you're actually buying or selling in Calgary this fall.

The headline numbers (Calgary, AB — August 2026, source: CREB®):

  • Total sales: 1,660 units, down 16% year-over-year

  • New listings: 3,141 units, down 10% year-over-year

  • Total inventory: 6,509 units

  • Months of supply: nearly 4 months citywide

  • Benchmark price (all property types): $569,800, down 1% year-over-year

Those numbers alone don't tell you whether it's a good time to sell your detached home in Calgary's west district or wait a little longer on your condo in the northeast. And that's the real point of this report: Calgary isn't one market right now. It's several, moving in different directions at the same time.

A quick but important clarification

You'll sometimes see two different price figures thrown around: the average sale price and the benchmark price. They're not the same thing, and mixing them up leads to the wrong conclusion.

The benchmark price tracks a typical, like-for-like home over time—it's the more reliable read on where Calgary values are actually trending. That number is down modestly across most property types this August. The average sale price, on the other hand, gets pulled around by whatever happened to sell that month. When more higher-end Calgary homes change hands, the average climbs even if typical home values haven't moved much. That's part of what's happening here: more activity at the upper end is lifting the average, while the benchmark tells a steadier, more modest story. I want you working from the number that actually applies to your situation, not the one that sounds better in a headline.

Where each Calgary property type actually stands

Detached homes in Calgary have held their value almost exactly flat. Semi-detached actually gained a little ground. Row and townhouse product is down a modest 5 percent. Apartments and condos have taken the biggest hit—down 8 percent this year and now sitting 13 percent below where they peaked back in August 2024.

Here's what I think most people miss: this isn't random. It comes down to supply.

Detached homes have just over three months of inventory. That's still tight enough to support prices. Apartments have nearly six months of supply—almost double. When there's more product sitting on the market relative to buyer demand, sellers lose pricing leverage. That's exactly what we're seeing play out in the Calgary condo numbers.

CREB's chief economist, Ann-Marie Lurie, pointed to another piece of this: favourable rental conditions are slowing the pace at which renters transition into ownership, particularly at the lower end of the market. That's part of why demand for Calgary condos and entry-level product has softened even as the upper end of the market stays confident.

I've noticed this pattern show up again and again in conversations with sellers this year, especially with condo owners. Someone will come to me expecting to price based on what they remember from a couple of years back, or based on a number they saw in a general market report, and it's just not where their specific segment sits anymore. On the flip side, I've had detached homeowners undervalue their own position because all they'd heard was "the market is down," without knowing their segment barely moved. In both cases, the fix is the same: stop pricing off a headline and start pricing off what's actually happening in your property type and your community. That gap between perception and reality is exactly where sellers either leave money on the table or price themselves out of the market entirely.

It's not just property type. It's location.

The split shows up geographically across Calgary too. The city's west district and city centre have generally held or gained ground this year. The northeast has moved the other way, with prices down more than 6 percent.

If you're comparing notes with a neighbour or a friend in a different part of Calgary, don't assume their experience matches yours. Two homes ten minutes apart, in different Calgary communities, can be in genuinely different markets right now.

What this means if you're selling in Calgary

If you own a detached home in a lower-supply Calgary area, you're likely in a more balanced position than the headline "sales down 16 percent" suggests. That said, pricing still needs to reflect your specific community and property type—not the citywide average, and not what a neighbour's home sold for two years ago.

If you own a condo or a home in a higher-supply segment, this is a market where pricing strategy and presentation matter more than usual. It doesn't mean it's a bad time to sell. It means it's a time to be precise about it.
