But the conversation almost always shifts when I bring up Chaparral. There's a pause — and then: "Oh, right. That one."
The Original

Sandy beaches, floating docks, paddleboarding, kayaking, fishing in summer. A skating oval, tobogganing, and winter bonfires when the lake freezes over. These are two very different lifestyles within one community boundary. Both are genuine. Knowing which one you're buying matters enormously, and it's one of the first conversations I have with any Chaparral buyer.
The Price — and Why It Holds
As of Q1 2025, the benchmark detached price in Chaparral is $689,200, up 7.8% year-over-year. Chaparral isn't cheap — but the value is real, the amenity is proven, and the community has consistently rewarded long-term ownership in ways that master-planned communities still under construction simply cannot.
