Chestermere, Alberta — The Lake Town Calgary Keeps Trying to Ignore

There's a moment that happens to a lot of people who move to Chestermere. They drove past it for years — maybe on the Trans-Canada heading somewhere else, maybe catching a glimpse of the water and thinking, huh, didn't know that was there. And then one day they actually stop. They walk the lake, talk to a neighbour, drive through a neighbourhood. And something shifts.

That's when the math starts doing itself.

Is Chestermere Part of Calgary?

No. This is the question I get more than any other, so let's settle it first.

Chestermere is its own city — a separate incorporated municipality that borders Calgary's city limits, sitting adjacent to Rocky View County. It became the City of Chestermere on January 1, 2015, having grown up from a summer village and then a town before that.

What that actually means for you as a buyer:

  • You pay Chestermere property taxes, not Calgary's (and as you'll see below, that currently works in your favour).

  • You're served by Chestermere's own city services — its own council, bylaws, utilities and roads.

  • Your kids attend Rocky View Schools, not the Calgary Board of Education.

  • Your mailing address is Chestermere, AB — not Calgary.

So when people search "is Chestermere in Calgary," the honest answer is that it's next to Calgary, roughly 20 kilometres east, and close enough that most people commute — but it is legally and practically a separate city. For a lot of buyers, that separation is the entire appeal.

Chestermere Cost of Living vs Calgary

Here's the comparison most guides hand-wave, with an actual number attached.

Two honest caveats, because this is the kind of number people quote badly. Both figures are the municipal portion only — they exclude the provincial education requisition, which everyone pays regardless of which side of the boundary they live on. And Chestermere's rate went up this year, from 3.248, so the gap is narrower than it was. But as of 2026, on the municipal portion, Chestermere is the lower of the two.

That's the piece of the cost-of-living question I can actually source. On groceries, fuel and the rest, you'll find plenty of "cost of living index" sites willing to give you a number — I'd treat those with suspicion, because they're mostly crowd-sourced and not audited. The tax rate is published, checkable, and it's the line item that genuinely differs.

Twenty Minutes From Everything. A World Away From Everywhere.

Chestermere sits 20 kilometres east of Calgary — close enough that your commute is a warm-up, far enough that you actually decompress when you get home. The Trans-Canada connects you directly to the city, and Stoney Trail's nearest entrance is just 6 kilometres west, putting every quadrant of Calgary within easy reach without ever fighting through its core.

But what Chestermere gives you in return for that short drive is something Calgary stopped being able to offer a long time ago: the feeling that you live somewhere. Neighbours who wave. Kids who bike to the lake. A pace of life that's a few notches slower, on purpose, in the best possible way.

That combination — urban access, genuine community — is rarer than it sounds. And more people are figuring that out every year.

Getting to Calgary: Commute, Traffic and Transit

Most Chestermere households drive, and the geography is straightforward: 20 km east of Calgary, with the Trans-Canada Highway as the direct connection and Stoney Trail access 6 km west. Because Stoney Trail rings the city, you reach the northeast, southeast and even the south without ever crossing the core — which is why a Chestermere commute to, say, the South Health Campus or the airport is often easier than the equivalent trip from an inner-city Calgary neighbourhood.

On transit, be careful what you read. There is a connection: the Chestermere Transit Link, launched August 30, 2021, runs as an extension of Calgary's MAX Purple line. But two things buyers should know before counting on it:

  1. The City has described it as a pilot, to be evaluated over the term of its agreement with Calgary.

  2. Service is limited — two trips twice a day, in the morning and afternoon peaks.

The City has also been running a transit feasibility study with outside consultants, so the longer-term picture may change. If transit is central to how you'll get to work rather than a nice-to-have, confirm the current schedule directly with the City before you buy. I'd rather tell you that than let you find out in September.

A Lake That Actually Gets Used

Chestermere Lake is a genuine, working lake right in the middle of the city — about 2.65 square kilometres of water. Not a decorative pond. Not a walking path with a view. A proper lake where residents waterski, wakeboard, fish, kayak, and paddleboard through the summer — and skate across in winter.

Here's the detail that tends to stop people: Chestermere is one of the only communities in the Calgary region that permits motorized boating. The next nearest option is Ghost Lake, roughly an hour away. That's not a small distinction if the water is part of why you're moving here. For a lot of families, it's the whole reason.

It's also worth understanding how Chestermere's lake differs from Calgary's. Calgary's lake communities — Mahogany, Auburn Bay, Sundance and the rest — are private, with mandatory residents' association fees registered against your title. Chestermere Lake is public: all city residents have access to public and semi-public beach areas, with no membership and no association fee. Schools in Chestermere

Chestermere is served by Rocky View Schools, and — unusually for a city of its size — it has the full ladder in town, so kids aren't bussed into Calgary:

There are also two Calgary Catholic School District schools in Chestermere — Our Lady of Wisdom and St. Gabriel the Archangel. Confirm current grade configurations and catchment boundaries with the divisions directly, since both change with enrolment.

The thing to take from that table: Chestermere has its own high school. For families with kids approaching that age, it's often the deciding factor — a lot of commuter towns don't, and a daily bus into another municipality changes the calculation entirely.

A City That's Growing — But Growing Well

The City's own 2025 municipal census put Chestermere's population at 32,255 — up 15% in a single year. That kind of growth could easily hollow out what makes a place special. In Chestermere's case, it hasn't.

New neighbourhoods like Chelsea, Dawson's Landing, Waterford, and Bridgeport are master-planned communities with parks, pathways, and schools built into the design from the start — not added later as an afterthought. The established areas of the city still carry the mature, settled feeling of a town that's been earning its character since its early days as a summer village in the 1970s.

John Peake Park remains the lakefront centrepiece, hosting community events year-round — the Water Festival in summer, Winterfest in the colder months, and the beloved World's Longest Hockey Game each March.

This is a city growing into itself, not growing out of control.

The detached benchmark has been remarkably steady — $791,417 across full-year 2025, $785,700 as of February 2026, a change of less than one percent year over year. For that, buyers typically get proper lot sizes, modern finishes, and the kind of space comparable Calgary properties stopped offering at that price point years ago.

The row and apartment numbers are the ones that surprise people. A townhome benchmark under $380,000 and a condo benchmark around $258,000 is genuine entry-level pricing for a lake city twenty minutes from Calgary.

Across full-year 2025, 613 residential properties sold in Chestermere at an average price of $706,650 and a median of $633,500.

A note on what these numbers are: CREB publishes a benchmark price — a repeat-sales-adjusted figure for a typical home of that type — which is more stable than a raw average and less prone to being skewed by a handful of luxury sales.
